What is Representation?

When you hire us to work for you, ...we work for you.  In other words, you allow us to represent you and your interests in buying or selling real estate.  This can often be a very complicated and sometimes frustrating process.  Our job, as I see it, is to get the job done for you.  When we set out either to sell your current place or buy you a new one, you can expect honest, straight up advice about how to get it done, without all the B.S.  My obligation to you as your Realtor is nothing short of the timely, efficient, stress-free completion of your goals and objectives.  

You can expect us to provide you with fair and honest analysis of your property or potential property, current market conditions and statistics, creative ideas to maximize your position, experienced advice on writing and receiving offers/counteroffers, skillful negotiation, responsiveness, care, skill and dilligence throughout the listing, locating, marketing, showing, inspection, financing, coordinating and closing of your real estate transaction. Yahoo...after all that...then we get paid. Read on friend.
 

  

Commission Structures
           
Real Estate commissions generally vary from as low as 2% for strictly buyer representation (usually paid by the seller), to as high as 7% for some of the more complex seller representation transactions. Especially in situations where you may not care to see the quickest results. These numbers are always negotiable and since some of you are probably old hands at this Real Estate stuff, we also offer representation plans that let you pick and choose what you'd like us to help you with.

For Sellers, this could include MLS listing (making your property available to all other Realtors* and their potential buyers as well as the uncommitted general public through various other B.O.R. websites such as 'Utah Real Estate.com' and 'Realtor.com', etc.), signage and flyers, marketing and advertising of your property, coordination of showings and inspections, presentation of offers, honest advice, personal counseling, babysitting, (that will cost you).  Heck, we might even be able to get Melisa to wash your truck.....or maybe not.  Anyway, the point is that we are happy to talk to you about what it is that you'd like to have happen and then put together the most cost effective way of doing that.  And the more I get to sleep in, the more you can save.  (That's a joke)

For Buyers, we offer similar opportunities to save depending mostly on the complexity and realism of your expectations. You may want a thousand acre ranch for the cost of a 2 bedroom shanty in town. If i find you one and get it bought, i make a full 3 percent. If you settle for something in between and don't cause me alot of headaches ... I cut rate.
 

Seriously though, I understand that even though the seller always pays the commission on listed property, it's probably going to be allowed for in the price they accept.  If you hand me a slam dunk, you won't have to pay for my retirement.  Like I've said before, happy clients who would recommend us to their friends family are the number one objective here.

equestrian trade publications, news papers, journals, local advertisers,
foreign advertisers, websites, bumper stickers and
even a few high-class restroom walls.
