About Me & UT Horse Properties

A native of rural northern Utah, I have been a licensed full-time Realtor since January 2003.  I currently live in the small community of Liberty, in the upper Ogden Valley of Weber County. 

My business focus is on Land, Ranches, and Horse Properties basically, raw land and homes with acreage, barns, arenas, pasture  all the things that horse people, cattlemen, and stockmen of all kinds --need.  This focus allows me to keep a better pulse on statewide market conditions for these types of properties, which are incredibly different from strictly residential real estate markets. 

I receive the new HP listings in my e-mail every day so I know what lists and sells.  I work throughout Utah, but primarily in the northern counties, including Cache, Morgan, Box Elder, Weber, Summit, Salt Lake, Davis, Wasatch, Rich and Tooele counties.  Also, I am currently expanding business operations to include land and ranch properties in my 'other' home states of Wyoming, Idaho, and Arizona.

About the Website

Simply put, Utah Horse Properties.com is about helping people find the information they want or need, without obligation, pressure, contracts, or hype.  My hope is that the information I make available here will begin to answer any questions you may have, assist you with finding your perfect place, and arm you with the information needed to make informed decisions in todays real estate market. I also hope you'll call me when you are ready to list your property, view homes, or write up an offer on a new place. 

Another function of the site is to provide you with referrals to services that you may need.  The names and businesses on the Directory/ Bulletin Board page are people I have personally done business with, and whom I know to value their reputation and provide quality services.  This includes veterinarians, horseshoers, contractors (builders, painters, landscapers, etc.), feed dealers, mortgage brokers and lenders, home inspectors and associated real estate agents who may have listed property that fits our bill. 

I also provide space for clients and others to post free classifieds/want ads, interesting pictures, community info, events and much more.  Feel free to use this page however you like. 

I am currently working the bugs out on the Aerial Photos page to allow interactive flyovers of properties via satellite imaging from Google Earth (very cool).  This should be done by the end of the month.  Definitely check it out.

Last but not least, note the HP Search by County and the Plat Maps/Tax Info pages.  Search by county will provide you with the public MLS listings of all potential horse properties, organized by county, for the entire state.  Plat maps/tax info will take you to the county websites directory, some of which provide a GIS (Geographical Information System) function with plat maps of recorded property dimensions.  Weber county is the most notable in this regard.  Call or email me if you can't make it work.  Its really pretty simple but requires a free download of the DWF viewer.  Whatever that means Anyways, I did it, you can too. 

On a Personal Note

When I moved back 'home' to Utah after what seems like a fifteen year road trip, I started looking for a semi-permanent place to stash my gear for awhile.  I needed a perfect place for myself, my dog B and my three horses.  I found it, and I'd like to be able to help you do the same. 

In the past I've guided hunters, climbers, fishermen, idiots and some damn good pack mules through the Wind River Mountains of Wyoming and the Vulture Mountains of Arizona.  I also spent 5 years in the financial services/securities and insurance industry, started a LOT of colts and still enjoy a semi-disitinguished professional rodeo career.  I reserve the right to be a little rough around the edges, but never rude, mean, inconsiderate, ignorant, arrogant, unresponsive, careless, or unethical.  My integrity is my most valued possession. 

I take a lot of vacations but will ALWAYS make sure you are covered if Im gone.  If you like to talk about horses, houses, dogs, politics, religion, scuba diving, flying, hunting, fishing or you... we'll probably get along great.  Hope you find what you need.  Enjoy the site, and I look forward to working with you.  ~MP
